Winter was an exciting time for Seniors Real Estate after joining Independent Agent, an innovative company that supports boutique real estate businesses. We have grown our specialist offerings for the senior community including search assistance and excellent senior rates.

Part of my week is spent volunteering for Grey Power, advocating for our older residents. Of particular concern is finding suitable and affordable rental accommodation for seniors and a growing problem with the reduced number of rest home beds in our communities.

In this newsletter, we take a look at what the property market has been doing, discuss the seniors market, and introduce a new property to the market.

BOP Market Statistics (August 2023)

After a period of rapid gains and then a declining market there are indications that the market has reached a plateau. The outcome of the upcoming election will determine whether investors return to the market which will increase demand at the lower end of the market.

Days to Sell decreased by 2 days

Compared to August 2023

Median Price up 3.9%
Sales Count down 1.8%
Days to Sell increased by 2 days

Seasonally adjusted median price up 3.9%
Seasonally adjusted sales count down 0.4%

The current median Days to Sell of 56 days is much more than the 10-year average for September which is 44 days. There were 22 weeks of inventory in September 2023 which is 3 weeks less than the same time last year.
