The real estate market remained busy through to the end of 2021 with record high prices and quick sales. During summer the results of tighter bank lending rules slowed activity by first home buyers and investors which rippled through the whole market with higher numbers of listings and a smaller pool of buyers.
That said, it’s been a busy summer for me as I start to be recognised as a trusted advisor in the Seniors Real Estate market. It is very satisfying being able to help Seniors to find a new home that is easier to manage as well as help them to sell their home and move successfully. I have also been supporting Age Concern and Grey Power where possible.

• Sales Count down 35.7%
• Days to Sell increased 3 days
Compared to December 2021:
• Median Price up 2.4%
• Seasonally adjusted median price up 2.6%
• Sales Count down 51.5%
• Seasonally adjusted sales count down 4.2%
• Days to Sell increased 13 days
The current Days to Sell of 43 days is less than the 10-year average for January which is 53 days. There were 12 weeks of inventory in January 2022 which is 5 weeks more than the same time last year.

The Retirement Villages Residents Association put forward a petition to government at the end of 2021 to help close what is seen as an imbalance between retirement village residents and operators. The petition has 12,521 signatures asking for an urgent review of legislation and the mandated return of capital funds within 28 days of a resident exiting their license to occupy property in the village. The Government Petitions Committee has agreed to refer the petition to the Social Services Committee for its consideration. Updates can be obtained from the petitions section of www.parliament.nz.
